For first time home buyers there are a couple of things that you should look at before making starting your search. 

The first is, can you afford to buy a house? You should have 5% of the purchase price for a down payment, but more is just as good. You should be able to make the monthly payments and not have other priorities  requiring your income. There are closing costs you’ll have to cover.  Talk to your bank , credit union or mortgage broker and find out where you stand.   

You should also consider whether  you are generally in a stable situation, so you can stay in your new home and have time to build equity before you have to go to the expense of moving?
